Yes.  We typically don't rent to vacationing students under 25.  We have made exceptions in the past for responsible groups willing to jump through some extra hoops.  However, due to major issues during this past Spring Break it is highly unlikely that we would make any further exceptions.

We have an online reservation system.  If you don't have any questions you can reserve your dates right now!  Simply select your dates and follow the instructions to complete your reservation.  You will agree to our rental agreement online, make a secure payment online and receive confirmation automatically!

Check out our rates page for details.  The combined Florida state and county tax rate is currently 11%.  There is a cleaning fee of $75 and a pet fee of $150 if you stay more than 4 days or $75 if you stay 4 days or less.  There is damage insurance of $45 required, travel insurance is available (7% of total cost) if desired. 

50% of the total fees are due to confirm your reservation. You can reserve your dates online an make payment by visa, mastercard, discover through our online reservation system 

All fees are due 14 days prior to check in unless reservation is made inside of 14 days.  If that is the case all fees are due to reserve dates.

Our online reservation system accepts visa, mastercard and discover.  The system will tell you what needs to be paid and when.  If you do not have one of these cards, arrangements can be made to make payment via PayPal (Amex, PayPal, bank account).

Check in is after 3pm and check out is by 10am.  On occassion we don't have guests checking out the day you are checking in so we will let you know if you can check in early!

It is a 90 second walk to the beach!  You can see the water from the house.

6 people.  There are 2 bedrooms each with a queen sized bed and private bathrooms as well as a queen sleeper sofa with a full bath on the main floor.

Yes, but there are only 8 homes in the community and we have only ever run into other people at the pool one time since we have owned it.

Yes, there is a small fenced back yard that is shaded.  The balcony can get very hot so we put our dogs in the back to lounge outside when the sun is on the balcony.

It is difficult to reach us via phone.  We both work and have little kids, so the best way to contact us is via email.  We will respond as soon as we are able.  Then we can respond late at night if necessary without worrying about returning calls too late!  We try to respond the same day or the next day if you contact us late at night.

We do not offer refunds for cancellations.  We strongly encourage guests to purchase travel insurance.  It has happened 3 times in the past 3 months where something has happened to other guests requiring them to cancel at the last minute due to illness or deaths in the family.  We cannot find new guests to replace this income.  It happens all the time and everyone feels like their circumstances are different or more severe. It is heart breaking to hear the stories and we simply don't want you or us to be put in this position, so PLEASE don't take a chance on losing your valuable vacation budget!  Buy the insurance!  You'll get a full refund and we won't be out of pocket.  It's a win win for everyone.
